Uttar Pradesh News: Circle rates may increase in Baghpat after 9 years, highway shore land will have the highest impact

A big news related to land is coming out for the people of Baghpat district of Uttar Pradesh. Preparations are being made to increase the circle rate of land for the first time after 9 years. Especially the price of land located along the National Highway and State Highway may change a big change, which has intensified the movement in the real estate sector of the area.

Circle rate far behind market prices

Circle rates were last revised in Baghpat in 2016. Since then, the prices of land in the market have been increasing continuously, but government rates are stuck at the same old rate.

  • This is the reason that till now the registry of land in many areas is being done at the old rate, due to which the government is losing revenue.
  • Especially in Harikheda, where 5365 farmers’ land was acquired for Delhi-Dehradun Economic Corridor, there are still restrictions at the same old circle rates.

Land along the highway will be expensive

This time the proposal is being prepared, special emphasis has been given on the land along the National Highway and State Highway.

  • The purchase and sale of land adjacent to the Delhi-Saharanpur highway and Meerut-Baghpat highway is being the highest.
  • It is considered possible to increase by 10% or more in these areas.
  • It has been decided not to increase the circle rate on the internal connectivity routes of the villages.

How is the proposal being made?

All the banners (registry data) of the district are being analyzed to increase the circle rate.

  • The rates of major places like Baghpat, Barot and Khekra are being reviewed.
  • Keeping in mind the difference between market prices and government rates, the proposal for new rates is being prepared.
  • However, the final decision will be taken only after the meeting and approval of the government level.

What will be the effect of increasing the circle rate?

  • Buying land can be a bit expensive due to increasing registry fee and stamp duty.
  • But this will increase the revenue income of the government and will bring transparency in real estate.
  • Also, the use of black money in the purchase and sale of land will decrease.
