The Yogi government of Uttar Pradesh has given a big relief to the public by making major changes in the building construction rules. Now there will be no need to pass a map to build houses on a plot up to one thousand square feet. This step of the government will also prove to be helpful in preventing corruption and money raising money.
Architect certificate sufficient
Principal Secretary of Housing Department P. Guru Prasad said that under the new building construction and development sub -method 2025, only the certificate of the architect will be necessary for construction of up to five thousand square feet. Earlier, two thousand sqm plot was required for the construction of apartments, which has now been reduced to one thousand sqm. The area of three thousand sqm has been considered sufficient for the construction of the hospital and commercial building.
Professionals get big relief
Under the new rules, now 25 per cent of the house will be able to open their offices like doctors, lawyers, architects and chartered accounts like doctors, lawyers, home stays or professionals. There will be no need to mention separately in the map for this. Various departments will have to give a No Objection Certificate (NOC) within 7 to 15 days to pass the map. If the answer is not received on time, then NOC will automatically be considered valid.
Approval for business activities
According to the new system, shops and offices will be allowed to open shops and offices in residential areas with 24 meters or wide roads. Even on less wide roads, professionals like doctors, lawyers will be able to operate their offices. In addition, there will now be no limit to the height of buildings on 45 meters wide roads. The floor area ratio (FAR) has been increased by three times, which will boost the construction of tall buildings. These decisions will not only provide relief to the public, but will also give speed and transparency to urban development.
