Thane: The Rail Land Development Authority (RLDA), a statutory body under Indian Railways, has issued an Expression of Interest (EOI) for the lease of vertical leasable air space at Thane Railway Station.
“This development forms part of a broader initiative in collaboration with the Thane Municipal Corporation (TMC) to establish a Multi-Modal Transit Hub under the Station Area Traffic Improvement Scheme (SATIS) in east side ” said an official.
According to RLDA, the project involves the construction of an 11-floor commercial building (Tower-1) on a 9,000 sqm plot on the eastern side of Thane Railway Station near platform number 10A. The building will feature a basement for parking and services, ground and mezzanine levels for railway facilities, a concourse level for bus movement, and eight upper floors designated for commercial use.

“RLDA plans to lease the air space of these eight upper floors, covering a total built-up area of 24,280 sqm, for a tenure of 60 years. The leasable space will be delivered as a bare-shell structure, while common areas and utilities will be fully constructed by RLDA. The leasable area is expected to be handed over by June 30, 2026” said an official.
“To ensure seamless connectivity, TMC is constructing a 2.24 km circular elevated road linking the Eastern Expressway to the Thane Railway Station’s east side. This road will provide direct access to the deck area near platform number 10 A, significantly enhancing accessibility for businesses and visitors. The location will also benefit from connectivity to the proposed metro network, further boosting its attractiveness” further added official.
An RLDA official further highlighted the building’s versatility, noting that the first floor above the concourse is ideal for retail or shops, while the upper floors can accommodate commercial or hospitality ventures. This flexibility makes the project a prime opportunity for businesses to establish themselves in one of Maharashtra’s busiest hubs.
“With a vision to create a dynamic commercial center at the heart of Thane, RLDA’s project promises to redefine urban transit infrastructure and business opportunities. Interested applicants are encouraged to submit their EOIs promptly to capitalize on this unique offering” he said.
