Bollywood actor Manoj Bajpayee and his wife Shabana Bajpayee have entered into a major real estate deal, leasing two prime commercial office spaces in Mumbai’s bustling Andheri West area. The couple has leased the properties for a monthly rent of Rs 10.9 lakh, as per data shared by real estate analytics platform CRE Matrix.
According to media reports, the office units are situated in Lotus Signature building on Veera Desai Road, a popular hub for businesses and entertainment professionals.
Each space reportedly offers 1,905 sq ft of RERA-approved carpet area.
The lease agreement, which was officially registered on April 3, 2025, spans a period of five years. The tenant, Barcode Influencer Marketing Pvt Ltd, has paid a security deposit of Rs 43.7 lakh for the property.
As per the documents, the lease also includes a 5 per cent annual rent escalation clause, which will gradually raise the monthly rent to Rs 13.3 lakh by the final year of the agreement.
In addition to the spacious layout, the deal includes six dedicated parking spots and a 75-day fit-out period, allowing time for interior renovation and setup before occupancy begins.
In 2023, Manoj reportedly invested Rs 32 crore in four office units in Oshiwara, Mumbai. The actor and his wife sold their residential property in Mumbai’s Mahalaxmi locality for Rs 9 crore in August 2024.
Meanwhile, on the work front, Manoj was last seen in the film Despatch which released on an OTT platform. His last theatrical release was Bhaiyya Ji, which he also co-produced with his wife.
He is all set to play a cop in Netflix’s thriller feature film which is titled Inspector Zende. He will reprise his role as Srikanth for Amazon Prime Video’s The Family Man Season 3. Reportedly, the actor also has Shekhar Kapur’s Masoom: The New Generation with Naseeruddin Shah, Shabana Azmi, Nithya Menon, and Kaveri Kapur.
