The Maharashtra government is set to implement micro zoning to determine ready reckoner rates in Mumbai, Revenue Minister Chandrashekhar Bawankule announced. A meeting with all Mumbai MLAs has been scheduled for April 16 to draft a preliminary plan.

With several redevelopment projects underway, concerns have been raised over the uniform application of ready reckoner rates to all structures, including slums and chawls, which are currently charged the same rates as high-rise buildings. To address this, the government aims to introduce micro zoning for fairer rate determination.

During the state legislature’s budget session, the issue of ready reckoner rates was raised, prompting a discussion attended by legislators Anil Parab, Sachin Ahir, and Pravin Darekar.

Minister Bawankule emphasized that some areas in Mumbai are subjected to unreasonably high ready reckoner rates, which should be revised based on city surveys. He stated that a uniform rate for all structures is impractical and that the government will use Geographic Information System (GIS) technology to set more appropriate rates, starting with Mumbai before extending the system to other parts of the state.

Currently, under MPD Act 34, excessive rates can be modified, allowing a reduction of up to 40%, thereby fixing rates at 60% of the original amount. However, several legislators have argued that even the revised rate remains too high.

To ensure transparency and consensus, Minister Bawankule assured that a meeting with all Mumbai MLAs will take place on April 16, 2025, to discuss and finalize the micro zoning framework for ready reckoner rates.
