Land cannot buy everywhere in India: Know which states are banned for outsiders

It is everyone’s dream to build your home. Many people want to settle in hill stations or quiet areas away from the crowds of cities. But do you know that there are some states in India where outsider ie non-local residents cannot buy land?

These rules are made to protect local culture, tribal rights and constitutional provisions. If you are planning to buy property in another state, then first know the local land law there.

External persons in these states cannot buy land

Himachal Pradesh

  • Land Act (Section 118) of 1972 is applicable here.

  • Under this law, outsiders (non-revolutionary) cannot buy cultivable land here.

  • The aim is to protect the culture and environmental balance of the state.

Nagaland

  • Article 371 (a) of the Indian Constitution gives special rights to Nagaland.

  • Under this, only local tribal people have the right to buy land in Nagaland.

  • Buying land is completely banned for outsiders.

Sikkim

  • Article 371 (F) is applicable in Sikkim, which gives special autonomy to the state.

  • Only local residents can buy land here.

  • Outsiders are not allowed to buy land.

Arunachal Pradesh

  • This state is famous for natural beauty and tourism.

  • But government permission is mandatory to buy land here.

  • The agricultural land here is not given to outsiders.

Other north-eastern state

  • Local land laws are also applicable in states like Manipur, Mizoram, and Meghalaya.

  • Here too, permission for outsiders to purchase land is limited or forbidden.

Why are these special laws?

There are three major reasons behind the ban on land in all these states:

  1. Defense of local tribal culture and identity.

  2. Protect the environment and ecosystem.

  3. External investment does not increase land prices, so that local people are not affected.
