Mumbai: Jawaharlal Nehru Port Authority (JNPA) will have its own commercial office at Malet Bunder in the Mumbai Port Area by April 2027. The commercial office building will be developed at the cost of Rs1,000 crores and will also house offices of other port allied organisations.

About The Development

JNPA, which has a rented corporate office in Express Towers at Nariman Point, announced the development of a corporate office building at Malet Bunder in the Mumbai Port Area on Tuesday. The port authority also announced that it has received in-principle approval from the Ministry of Ports, Shipping and Waterways (MoPSW) for the development of this corporate office building.

The corporate office building will be built at Malet Bunder adjacent to Ferry Wharf and Domestic Cruise Terminal area of Mumbai Port. The building of more than 20 storeys will be built on 3.16 acres of land leased for 30 years from Mumbai Port Authority (MbPA) at the cost of Rs400 crores. The total project cost will reach close to Rs1,000 crores and is expected to be built by April 1, 2027.

The building, which will be developed as the highest-rated ‘Green Building’, will have a digital observatory on the topmost floor and will have a state-of-the-art auditorium-cum-hall with facilities for 2,000 people on the ground floor. Apart from corporate offices of JNPA, the building will also accommodate the corporate office for Vadhvan Port Project Ltd which is overlooking to development of Vadhvan Port.

Many port allied organisations like the Director General of Shipping, Indian Ports Global Limited (IPGL), and Indian Port Rail and Ropeway Corporation Limited (IPRCL) are also expected to shift their offices to this new building. JNPA also offered space to the state government and will send a formal letter to the state government soon. It announced that the space may also be allotted to public-private partnership operators as deemed appropriate.

The building is being designed with a floor space index (FSI) of 4.0 and the construction area would be around nine lakh square feet. JNPA has appointed Engineers India Limited (EIL) for complete consultancy for project development including detailed design, engineering, construction and project management services.
