Almost a week after selling his Andheri apartment for Rs 12.5 crore, renowned Bollywood director Subhash Ghai and his wife Mukta Ghai have purchased a high-end apartment in Bandra West, Mumbai, for ₹24 crore, according to property registration documents reviewed by Square Yards on the Inspector General of Registration (IGR) website. The deal was registered in February 2025.
The property, located in 81 Aureate, a premium residential project by MJ Shah Group, spans 4,364 sq. ft. of carpet area (405.42 sq. m.) and 5,239 sq. ft. (486.69 sq. m.) of built-up area. The transaction includes three car parking spaces and attracted a stamp duty payment of ₹1.44 crore besides registration charges of ₹30,000.
Bandra West, known for its upscale residential appeal, is a sought-after destination for Bollywood celebrities and business tycoons due to its proximity to Bandra Kurla Complex (BKC), Mumbai’s key commercial hub. The area offers excellent connectivity through the Western Express Highway, Bandra-Worli Sea Link, international airport, and the upcoming metro network.
Notably, actor Sonakshi Sinha recently sold an apartment in the same project for ₹22.50 crore. As per IGR records, she still owns another unit in 81 Aureate.
Ghai’s investment in Mumbai’s luxury real estate market underscores the continued demand for high-end residences in the city’s prime locations.
