In a recent notification by Navi Mumbai Municipal Corporation (NMMC), a total of 527 structures in Navi Mumbai have been declared to be dilapidated for the year 2024-25. A comprehensive survey was undertaken to understand the stability of the structures following which the list was released.

The civic body has made all the structures above 30 years in the city to undergo structural audit, as a mandatory rule. As per the rule, the time period of 30 years is to be calculated from the date the building was first occupied or when the occupancy certificate was issued. This audit is to be conducted by a registered construction engineer or structural engineer listed in the panel of NMMC.

 The audit and submission of the report are to be made with the concerned ward office or the Town Planning department before March 31,2025. Those failing to abide by the norms laid down by the civic body will have to pay a fine. The provision of state municipal corporation act, section 3948 A, noncompliance to get the society structural audit done attracts a penalty of either Rs 25000 or an amount equivalent to the annual property tax of the said property, whichever is higher.

The survey by NMMC is conducted as per section 264 of the Maharashtra Municipal Corporation Act (MMCA) including sub- sections 1,2,3, and 4.

For those buildings undergoing redevelopment and were constructed less than 30 years, the civic body has now made it mandatory to get the audit done through IIT. The move came in after the civic body in the past had found of instances wherein the audit report of buildings below 30 years were m.pulated in order to get it redeveloped, said a municipal officer.
